New CH Exit Gate Closed Hours
CH Gatehouse outbound gates will be maintained in the closed or lowered position from the hours of 11pm to 6am, every day, including Saturday, Sundays and holidays.

Owners with CH bar code stickers on vehicles will be able to pass through without stopping by driving past the outbound gate card reader. Those without stickers will need to stop and sign out with CH security personnel during those hours.

Outbound gates will be maintained in the raised or open position from 6am until 11pm daily.

Key fob system update
The key fob system has been repaired. All fobs should now work at the Pool, Fitness Center and 'Landings' restrooms. If yours does not, contact Jeanette Jones: jeanette.jones@aim-services.net / 904-425-8805; or the security gate: 912-576-9620.

A new key fob swipe has been added to the pool entry gate. Look waist high on right side of gate. Swipe & lift verticle post for entry.

Harbour Lights has received an unconfirmed report about yesterday's Land Resource's bankruptcy hearing in Orlando.

It appears 6 Land Resource properties are to be sold to buyers pursuant to a bidding process set up in the Ch. 11 Reorganization case. Closing on those purchases is scheduled for Feb. 6.

Cumberland Harbour and Grey Rock at Lake Lure were the 2 LR properties not sold yesterday.

Three properties, Bridge Pointe at Jekyll Sound (Waverly, GA, Camden County), Villages at Norris Lake (La Follette, TN), and Wild Ridges at Morgan Creek (Marion, NC), have apparently been purchased by a single company, the "Emerson Group."

The possible sale of Grey Rock in parcels to creditors and owners is still being worked out.

Harbour Lights has learned interest in Land Resource's unsold Cumberland Harbour lots & marina was high; however, none of the bids submitted by prospective purchasers rose to the minimum level set by the creditor banks. As such, Cumberland Harbour was not sold but is being retained by the banks for the time being, which felt more money could be obtained if they had more time.

It's also reported that currently, the unsold LR lots, marina permit, and land set aside for the marina & yacht club, are being shopped together as a single piece. That could change, however, if selling them separately would bring more money.

Harbour Lights will have further news of the bankruptcy proceeding as it becomes available.

New slate of directors for CHPOA Board

Pursuant to the announcement made at the Cumberland Harbour Property Owners Association ("CHPOA") annual meeting held Nov. 8, 2008, that the Declarant, Point Peter, LLC, a subsidiary of Land Resources, LLC, would appoint new directors to the CHPOA Board, and once the newly appointed directors had been installed, the then existing directors would resign, the following lot owners have been appointed and installed as directors of the CHPOA Board by Point Peter, LLC:

Glenn Saare, President
Stan Smith, Vice President
Don Robertson, Secretary/Treasurer

The two then existing CHPOA board members, who were employees of Declarant and/or Land Resources, LLC, John Alvarez and Mark Rogers, have resigned.

The Declarant, Point Peter, LLC, had solicited applications from anyone interested in volunteering for the board. The number of applications received reportedly was just under 20.

Two announcements from AIM


Welcome to new CH security company
We wish to welcome our new security company, SECURITAS, which began work on January 1st. A decision was made to change contractors following receipt of competitive bids and a careful review. The new security company offers better service at a lower cost for the community.

We also wish to welcome back Buddy Mays. Many of you may remember Buddy as the smiling gentleman who used to work the day hours at the gate, and we are very happy to have him back on board!

For vehicle passes, key fobs and other services from the gatehouse, there are two ways to contact them:

Repair to CH key fob system
The key fob system, used to access the amenity buildings in the community, is in the process of being repaired. The contractor has been out to do a complete check-up on the system, and all automatic locks are now working with the exception of the fitness center. The lock on the door to the fitness center is broken and will be replaced in the next week.

If you need a key to access the fitness center, you can obtain one at the gatehouse. We will issue a notice as soon as the lock has been replaced alerting everyone their key fobs will once again work.
